
Clean-up Services
We specialize in the clean-up of association financial statements. This can range from a minor clean-up in which only a few journal entries are required, to the most complex clean-up involving multiple special assessments, commingling of funds, violations of Florida Statutes, etc.

Most clean-up can be addressed with only a few hours of our consulting services. For associations who hire us for monthly accounting services, most types of clean-up are included at no additional charge.

Our Clean-up Service is for the most complex types of clean-up. This usually requires the reconstruction of bank reconciliations, owner ledgers, or a special assessment dating back several months or several years. We use our accounting software to completely reconstruct these schedules using the Association's bank statements, budgets, special assessment notices, etc. We find an accurate starting point and carefully apply each charge as well as each payment in accordance with Florida's statutory payoff order. We will then review the results with the board of directors, incorporate the revisions into the Association's financial statements, and provide the board with all the schedules needed to move forward. The Association should then be able to have a successful audit, provide accurate estoppel letters, and enforce collections using accurate owner ledgers.
