We specialize in complex condominium and HOA financial aspects that the board of directors or management company may not be equipped to deal with. 

Our Consulting Services clients are usually associations that utilize the services of a management company or have an on-sight bookkeeper, but whose boards want occasional external oversight and clean-up.

We offer consulting services and answer questions for concerned unit owners and board members seeking financial advice.  This includes, but is not limited to, the following:

 

  • Strategy to improve the association’s financial condition while minimizing the assessment charges.

  • How to reach a healthy level of operating and reserve equity.

  • How to make the transition to fully funded reserves in the least painful way.

  • Review the history of the association’s spending of special assessment and reserve funds.

  • Cash management strategy (Ensure FDIC coverage while maximizing interest income).

  • Provide feedback on financial package prepared by management company.

  • Clean-up of neglected bookkeeping.

  • Assist with transition to a new management company.

  • Reserve schedules.

  • Setting up special assessments, including special assessments in which loans are involved.

  • Assist the board in decision-making.

  • Budget review.

  • General financial statement review and clean-up.
